Karl F. SobyKarl joined FUTURA in January 2019. He is a family man with a very successful 35-year career, great work
ethic and experience in the fields of architecture, building construction and management. He has been a
beneficial contributor to the Architectural and Construction industries since starting his career in 1983.

His successful career has allowed him the opportunity to participate in multiple design and management
roles, during the creation of a large number of residential, commercial, industrial and manufacturing
communities within several major design firms, but also while being a key component of design teams for
major homebuilders like Pulte Homes, Robena Homes, DR Horton, Lennar and DSL custom Homes.

In 1996, Karl decided to join the construction industry when he started to work as a senior project manager
for a notably known and established shell contractor, specializing in the construction of large-scale
multifamily development projects that included three-story walkups, mid-rise and high-rise product types.
Karl also managed the Procore software construction software incorporating schedules, contracts, payouts
and sub-contractor scheduling projects in excess of 20,000 units, valued at about $280 million per year.
Karl’s Architectural training, knowledge and experience enabled on the spot design decisions to benefit the
overall successful execution of the projects’ preset delivery schedules and approved budgets.

In 2004, Karl decided to become an entrepreneur by applying his 21 years of office and field experience with
the establishment of his architectural firm integrated with engineering services, CES Design Group. His
integrated vision and expertise allowed him the opportunity to designed, permit and administer the
construction supervision required to construct thousands of multifamily apartments and condominium units
around the country, along with numerous high-end residential and other commercial projects.

The wide-ranging commercial projects are comprised of medical surgical centers, expansive warehouse
spaces, self-storage facilities, banks, offices and residential clubhouse buildings with a combined over all hard
and soft cost budget of over $1.7 billion.

As a successful business owner, Karl managed the overall design, daily office operations encompassing
production schedules, budgets, contracts, client and contractors’ interactions, billing and overseeing an
architectural staff of 12 as well as Structural and MEP team members. At FUTURA, he employs a similar
managerial role for the company day-to-day operations, with responsibility for the management of designers,
engineers, contractors, and other support services for the company’s development team.

Karl’s career has thrived due to his ability to integrate the academic training received at Atlantic Vocational
Technical School of Architecture, the Tampa Technological Institute and Florida State University, where he
received his bachelor of science in construction management degree, with his corporate and field work. He is
currently working to obtain his general contractor’s license and an active member of the American Institute
of Architects and the Realtor Association of Florida.
